Can I check a property's EPC before viewing?

Yes. Enter any UK postcode on Postcode Energy to see EPC data for properties in that area. You don't need to be the owner, EPC certificates are public records. This lets you filter out energy-inefficient homes before you waste time on viewings.

What should buyers look for in an EPC?

Look at the gap between current and potential rating, a big gap means there's room to improve (and add value). Check the estimated energy costs, and pay attention to the recommended improvements: some are cheap (loft insulation) while others are expensive (new heating system).

How do energy costs compare to mortgage payments?

For an average UK home, energy bills are typically 10-20% of mortgage payments. But for poorly insulated homes rated E-G, energy costs can be significantly higher. Factoring in energy efficiency when buying can save thousands over the life of a mortgage. These are general estimates — always do your own research and seek professional financial advice before making purchasing decisions.
